Marlboro Development Team, Inc. (MDT) has commenced design and construction of a new 100,000 square foot Class A industrial speculative development in the Ascott Valley Industrial Park in Horry County. Scheduled for delivery in Q3 2024 and located on a +/- 10-acre site within the park, the facility is designed to accommodate modern manufacturing and logistics requirements and includes tilt-wall concrete construction, 13 dock doors, 200’ truck court depths, 32’6” clear height, 50’ x 54’ column spacing with a 60’ x 54’ speed bay, and expansion capability to 150,000 square feet.
The building is located at the intersection of the Conway Bypass (S.C Highway 22) and U.S. Highway 701. Ascott Valley Industrial Park, developed by Santee Cooper and the Myrtle Beach Regional Economic Development Corporation (MBREDC), consists of 120 acres and is now fully occupied. The significant interest in this park is a testament to the economic viability of the region and significant efforts made by MBREDC in recruiting new and expanding industry.
Ascott Valley Industrial Park is fully served with all utilities and provides occupants with immediate access to the fastest growing county in South Carolina and the fifth fastest growing county in the U.S. from 2010 to 2020. “Horry County’s growth over the past decade has depleted all existing facilities. We are excited to partner with Marlboro Development Team to provide a state-of-the-art spec building. The addition of the facility will assist the Myrtle Beach Regional Economic Development Corporation to recruit companies who do not have time to wait for a build-to-suit. We are thankful Marlboro Development Team sees the need in and is willing to assist with industrial growth in Horry County,” said Sandy Davis, President & CEO of Myrtle Beach Regional Economic Development Corporation.
“The MBREDC has discussed the need for a speculative building for many years. Partnering with Marlboro Development Team will assist recruiting efforts and bring more jobs to the area. Marlboro Development are experts in the field, and we look forward to the success of the new facility,” said O’Neil McCoy, Board Chairman of Myrtle Beach Regional Economic Development Corporation.
“Marlboro Development Team remains committed to developing and partnering with communities like Horry County who recognize the value and return on investment that vertical product development can yield to their economic development efforts,” said William Fleming, President and CEO of Marlboro Development Team. “This is our sixth speculative industrial building developed in South Carolina, and we are excited to add another arrow in MBREDC’s quiver for the recruitment of new jobs and capital investment to the region.”
