CLARKSVILLE, Tenn. — A key logistics supplier supporting Trane Technologies will establish operations at the new NorthPark Logistics industrial development in Clarksville-Montgomery County, bringing supply-chain efficiencies and reducing daily freight traffic along Interstate 24.
The supplier will relocate from the Nashville area to a newly constructed 206,752-square-foot facility located just minutes from Trane’s manufacturing operations in Clarksville. The move is expected to significantly streamline transportation logistics, eliminating approximately 12 semi-truck trips per day along one of Middle Tennessee’s busiest freight corridors.
Economic development officials say the project represents a strategic advancement in supplier clustering — a growing trend among manufacturers seeking to enhance operational efficiency while reducing transportation costs and environmental impacts.
“This investment strengthens the regional supply chain supporting one of our most established manufacturers,” local development leaders noted. “By bringing supplier operations closer to production facilities, companies can improve delivery timelines, reduce roadway congestion and build more resilient manufacturing ecosystems.”
Under a 10-year Payment in Lieu of Taxes (PILOT) agreement approved by the Clarksville Industrial Development Board, the project will create approximately 25 new jobs with competitive hourly wages and involve an estimated $20 million capital investment.
NorthPark Logistics, a 200-acre industrial park developed by Hamilton Development Co., is designed to support modern distribution and advanced manufacturing operations. The campus will ultimately offer more than 2.1 million square feet of industrial space across 14 buildings, with flexible configurations ranging from smaller tenant footprints to large-scale distribution facilities.
Strategically located less than 45 minutes from Nashville and with direct access to Interstate 24 and rail service, the site is positioned within a rapidly expanding manufacturing corridor anchored by major employers in automotive, advanced materials and technology sectors.
In addition to the Trane supplier project, developers confirmed that a separate 530,000-square-foot facility — known as Project Gateway — is under construction at NorthPark Logistics. The building will serve as the eastern distribution hub for a Fortune 50 company in the building materials sector, marking the firm’s first operational presence in Tennessee.
Regional officials say the combined investments highlight Clarksville-Montgomery County’s growing appeal as a logistics and manufacturing hub in the Southeast. The area’s workforce pipeline, transportation connectivity and business-friendly environment continue to attract large-scale industrial projects and supply-chain expansions.
Construction at NorthPark Logistics began in mid-2025, with additional buildings scheduled for phased delivery throughout 2026 and beyond. Developers note that the site’s proximity to major industrial investments — including the $3.2 billion LG Chem facility and operations from companies such as LG Electronics, Hankook, Bridgestone, Google and Amazon — further enhances its strategic value for manufacturers and distributors.
As manufacturers increasingly prioritize domestic supply-chain resilience and logistics optimization, projects such as NorthPark Logistics are expected to play a critical role in supporting long-term industrial growth across the Southeast.
