GALLIA COUNTY, Ohio (Mar. 24, 2026) — A new speculative industrial facility is planned for the Dan Evans Industrial Park in Gallia County, aimed at expanding the region’s industrial inventory and strengthening Southeast Ohio’s ability to attract new manufacturing and logistics investment.
DEIP II Spec LLC and the Community Improvement Corporation of Gallia County (CIC of Gallia County), in partnership with regional and state economic development organizations, announced plans to construct a 50,000-square-foot speculative building on a 10-acre parcel within the 77-acre SiteOhio Authenticated Dan Evans Industrial Park.
The project represents a $6.1 million investment that includes site preparation and construction of a facility designed for manufacturing, warehousing and light industrial operations. The building will be expandable to 250,000 square feet, providing flexibility for future tenants.
Construction is expected to begin this spring, with completion anticipated in early 2027. The facility will be available for lease or purchase.
The project is supported by a $2 million grant from JobsOhio through the Ohio Site Inventory Program (OSIP), along with $1 million from the All Ohio Future Fund administered by the Ohio Department of Development. The funding will help support site preparation, road extensions and utility infrastructure.
Economic development leaders say the speculative facility will help address a long-standing gap in available industrial space in Gallia County, positioning the community to respond quickly to site-selection opportunities.
The Dan Evans Industrial Park offers strategic advantages for manufacturers and logistics companies, located less than one mile from the four-lane U.S. Route 35 corridor and within a day’s drive of more than 60 percent of the U.S. population. The park is also situated near major industrial investments across the Ohio Valley, including Nucor Steel’s $4 billion sheet mill in Apple Grove, West Virginia.
Local officials say the new facility will strengthen the region’s ability to compete for industrial projects while supporting long-term job creation and investment in Gallia County.
Ohio Southeast Economic Development (OhioSE), the JobsOhio regional network partner serving 25 counties across southern and eastern Ohio, collaborated with local and state partners to advance the project.
