Marlboro & Somerset, N.J. (Dec. 17, 2025) — NAI DiLeo-Bram & Co. (NAIDB) has completed two industrial lease transactions totaling 14,000 square feet across Monmouth and Somerset counties, reinforcing continued demand for well-located small-to-mid-sized industrial and flex space throughout Central New Jersey.
The transactions were brokered by NAIDB Vice Presidents Kyle Gerace and Christopher Chiusolo, who represented landlords and tenants in separate deals within two highly competitive submarkets.

In Marlboro, the NAIDB team arranged a 9,000-square-foot lease at 4 Timber Lane with Enviro Service & Supply Corp., representing the landlord. The space is located within an 81,100-square-foot industrial facility featuring 18-foot clear ceiling heights, multiple loading docks, and drive-in access. The property offers strong regional connectivity via Route 18, Route 79, Route 9, and the Garden State Parkway.
In Somerset, Gerace and Chiusolo secured a 5,000-square-foot lease at 14 Worlds Fair Drive on behalf of G&J Steel & Tubing Inc. Situated within the Worlds Fair Corporate Center, the flex/industrial property features 18-foot clear heights, wet sprinkler systems, and energy-efficient T-5 lighting. The location provides immediate access to Interstate 287, Route 27, the New Jersey Turnpike, and the Garden State Parkway, making it an ideal hub for regional logistics and light manufacturing operations.
