Carlsbad and Eddy County have withstood numerous economic peaks and valleys, emerging stronger each time. The region is currently experiencing a significant economic upswing, characterized by steady growth over the past decade. This growth is fueled by a diverse industrial base and the expansion of business within those industries.
Leading the way has been the oil and gas industry. Discoveries of new oil reserves have positioned Eddy County as a national leader in oil production. New businesses have come in by the droves in every aspect of the industry, and this has proven to be the backbone of the industrial strength in both Eddy County and Carlsbad for the past century. Eddy County and neighboring Lea County are ranked #1 and #2 in oil and gas production in the US.
Potash mining is another industrial vein that has been a driving force for growth in Carlsbad for over 100 years. The area boasts the largest potash reserves in the United States. Potash is an ingredient in fertilizer that several countries use for agriculture across the globe. Carlsbad exports the product to international buyers.
Rounding out the industrial picture are nuclear businesses, including the world-renowned Waste Isolation Pilot Plant (WIPP), the only licensed and permitted nuclear waste repository in the western hemisphere. Since its opening on March 26, 1999, WIPP has safely transported transuranic (TRU) waste over 17.6 million loaded miles—equivalent to nearly 37 round trips to the moon—resulting in the safe disposal of over 285,000 waste containers in its underground repository.
The industrial stability in Carlsbad and Eddy County creates fertile ground for commercial growth. Since 2008, nearly 40 nationally and regionally branded businesses have established themselves in Carlsbad, including nine new hotels, 12 restaurants, 15 retail stores, and two gyms. The local business front has grown exponentially as well, with a multitude of new businesses opening over the same period.
Prime Sites Available Now
The Eddy County area is poised to continue its industrial growth. Several properties are available for new opportunities. One specific property, the ELEA Industrial Site, has over 1,000 acres available. The land is flat, utilities are available, and rail is nearby. The site has been characterized previously for large industrial nuclear projects and would be ideal for an industrial park.
Two additional noteworthy projects that are currently developing are Carlston Ranch, a master planned community, and The Cascades, a multi-use project to include commercial and housing aspects. Carlston Ranch is in the process of developing its first phase, covering 297 acres and including 139 residential lots. Once completed, Carlston Ranch will be a 1,232-acre full-service community for people to live, work, and play.
The Cascades, a long-anticipated multi-use project along the Pecos River near the Carlsbad Beach and recreation area, is designed to have commercial businesses along a water feature on the first floors of each building with either offices or living spaces on the second and third floors. There are currently three projects under way, in various phases, at The Cascades. A fourth project, the Cascades Recreation and Wellness Center, recently opened for business.
