STAFFORD, Va. — Matan Companies has officially broken ground on Venture Industrial, a new 250,000-square-foot Class A industrial development in Stafford County, Virginia. The speculative project is designed to meet growing demand for premium industrial space along the highly traveled I-95 corridor.
Located at the Courthouse Road Interchange with direct frontage on I-95, Venture Industrial offers immediate access to one of the East Coast’s most important transportation routes. The site is positioned between Burns Crossing to the north and the newly developed DHL Distribution Center to the south, creating a strategic hub for logistics, warehousing and regional distribution operations.

The facility will feature modern specifications tailored to today’s occupiers, including:
- 36-foot clear ceiling heights
- 52’ x 47.5’ typical column spacing
- 130-foot truck court
- 60 dock doors
- 243 vehicle parking spaces
- Four electric vehicle charging stations
The building is designed for flexibility, allowing for either a single-tenant user or multiple tenants seeking smaller suites within the project.
Construction is now underway, with early tenant improvements expected to begin in May 2027. Substantial completion of the building is projected for July 2027.
